How to Use This Stamp Duty Calculator

This stamp duty calculator estimates the Buyer Stamp Duty (BSD) and Additional Buyer Stamp Duty (ABSD) payable on a Singapore property purchase. Just enter your property price, buyer profile, and whether the property is residential or commercial to get an instant stamp duty estimate.

BSD applies to all property acquisitions in Singapore, based on the higher of the purchase price or market value. Residential and non-residential properties have different top marginal rates, so property type matters for an accurate estimate.

ABSD applies only to residential property purchases, and the rate depends on your buyer profile. Singapore Citizens pay no ABSD on their first property, but ABSD kicks in from the second property onward. Foreigners, Permanent Residents, and companies also pay ABSD, at rates that vary by profile.

Note: ABSD and BSD rates have been unchanged since 27 April 2023, and Budget 2026 confirmed no further changes, so the rates used in this calculator remain current.

Use this calculator for a stamp duty estimate on HDB flats, condos, landed property, commercial property, or industrial property. Your actual amount may vary based on your transaction details, the number of properties you own, and your citizenship status. Always confirm with IRAS or your conveyancing lawyer before purchasing.

Frequently Asked Questions About Singapore Stamp Duty Calculator

How is stamp duty calculated in Singapore?

Stamp duty usually has two parts: Buyer's Stamp Duty (BSD), and for residential property, Additional Buyer's Stamp Duty (ABSD) if applicable. BSD uses tiered rates based on property price or market value. ABSD is a flat percentage of the price, based on your buyer profile. Use the stamp duty calculator above for an instant stamp duty estimate based on your own numbers.

Do Singapore Citizens pay ABSD on their first property?

No. Singapore Citizens buying their first residential property generally don't pay ABSD, though BSD still applies on the purchase price or market value.

How much ABSD does a foreigner pay in Singapore?

Foreigners generally pay 60% ABSD on any residential property purchase, first or otherwise, subject to remission or treaty treatment. Some foreign nationals may qualify for ABSD remission under Free Trade Agreements.

Can I use CPF to pay stamp duty in Singapore?

CPF Ordinary Account savings can generally be used to pay BSD, subject to CPF housing withdrawal rules. ABSD, however, must be paid in cash and cannot be covered by CPF. Check with your lawyer for your specific purchase.

Is there stamp duty on HDB flats in Singapore?

Yes. HDB flat purchases are subject to BSD. A Singapore Citizen buying their first HDB flat generally doesn't pay ABSD, but BSD still applies. Enter your HDB purchase price into the stamp duty calculator above for an exact estimate.

When must stamp duty be paid in Singapore?

Stamp duty must be paid within 14 days of signing the document (or exercising the Option to Purchase), if signed in Singapore. If signed overseas, the deadline extends to 30 days after the document reaches Singapore. Late payment can trigger penalties of up to 4 times the duty owed.
